Project Controls - Conceptual Cost Estimating  
At the concept stage of a project’s life cycle, the budget is very broad and many project factors are unknown. The Cost Estimator’s involvement and participation in this phase is significant, with the proper communication of the concept being most important. During this early planning phase, the Cost Estimator gathers the information needed to provide an effective and reliable budget cost model for the project or program.
 
Boyken prepares Conceptual Design cost estimates for the project based on the site plan, conceptual design, utility plan, and other scope documents prepared by the design team. The purpose of the estimate is to identify all components of a complete development for inclusion in the Owner’s pro forma and business plan. The estimate will identify scope to provide complete program development. If the Conceptual Cost Estimate exceeds the project budget then Boyken, working in close collaboration with the Owner and the Design team, will identify measures sufficient to bring the project design and the estimate within the budget. The estimate is presented in CSI UniFormat and broken down according to the required phasing or components dictated by the Client. The report will also include the Boyken standard “Notes to the Estimate” and “Project Cost Summary” sections.
