Prior to or immediately after the owner's acceptance, non-destructive testing must be performed on all appropriate Mechanical, Electrical, and Plumbing (M.E.P.) systems. These tests are conducted by certified technicians, under the watchful eye of Boyken International, using industry standard procedures and equipment designed to uncover anomalies or abnormalities that cannot be detected during normal performance testing. These testing procedures include generator load bank testing, vibration analysis on all motors over 25HP, eddy current testing on chillers, sound pressure measurement, high potential tests, and infrared imaging of electrical switchgear and panel boards.
The final phase of the commissioning process includes the implementation of the building operating support systems such as Computerized Maintenance Management Systems (C.M.M.S.), Access Control, Security Systems, and Energy Benchmarking Tools that calibrate the operations to an optimal performance.
